How We Work

A Smarter Way to Build Better Homes.

Simplicity and transparency are keys to our building and construction management processes and to keeping your costs low and your build on schedule. When you work with 1000 West Homes, you won’t have to work with dozens of different vendors and service providers to get your home built. We’ll handle all aspects of your project from start to finish. It’s one home, one partner, and a whole lot less stress for you.

Phase 1

  • First, send us a message or call and tell us about your vision and would-be project. If you’d like to include details about your budget, goals, or other floor plans you’ve seen and liked — even better. After your initial message, we’ll set up a project visioning session to ensure that we’re on the same page from the start.

    We’ll ask about your:

    • Goals

    • Constraints

    • Expectations

    • Imagined budget

    • Building site (if you have one or have one in mind)

    • Stylistic and aesthetic preferences

  • Where step 1 is about understanding the big picture of your project, step 2 is about devising a pragmatic plan of action and providing a realistic test fit of your project to your budget.

    We’ll ask:

    • Does your budget align with today’s material, site, and real estate costs

    • If not, what variables can be adjusted to bring your budget into line?

    • What constraints do any of these adjustments add to the project?

    When your project passes our budget test fit, we’ll move into phase 2 of the process and the first paid phase of work.

    Everything up to this point has been no obligation, free of charge.

Phase 2

  • After we’ve settled on a vision and budget for your project, we’ll ask you to sign a Project Exploration Agreement, which outlines the real estate and pre-construction services we’ll provide. These services include:

    1. Searching for suitable properties in your desired areas.

    2. Conducting a planning and zoning check and accounting for HOAs to ensure that we can build what you want without any surprises along the way.

    3. Identifying utility conditions, site access, and site approach.

    4. Requesting Sellers’ Disclosures and/or performing on-site investigations and assessments.

    5. Executing a preliminary design study where we test fit your project to the site.

    6. Conducting a septic feasibility check (if necessary).

    7. Detailing a ‘Project Exploration Summary’, which outlines the major components of your project and property.

  • If, after discovery and diligence, the property meets or exceeds your expectations and works for your project vision, we’ll support you in the purchasing process.

Phase 3

  • With your property secured, we’ll begin working with you to finalize the design of your home.

    This includes:

    1. Adapting your home’s footprint to fit your site while considering:

      • Interior functions

      • Views and sight lines

      • Entries and approach

      • Passive solar gain

    2. Selecting exterior materials

    3. Curating and planning interior finishes, cabinetry, storage elements, and other built-in features

    4. Designing the exterior spaces and landscape

  • Next, we’ll move on to finalizing your budget and securing financing, which includes:

    1. Conducting a final budget reality check

    2. Completing your build schedule

    3. Securing your construction loan

    4. Finalizing construction details and incorporating them into your permit set

Phase 4

  • Otherwise known as sit-back-and-relax, for you, that is. We’ll be getting busy putting your house together.

    During this phase, we’ll obtain permits for your project, order all pre-fabricated materials (super-insulated walls, roof trusses, floor systems, etc.), secure trade contracts (HVAC, electrical, drywall, plumbing, etc.), and secure your blessing to begin construction.

    The construction process works as follows:

    1. Provide a detailed construction order of operations workflow to maximize efficiency, minimize costs, and keep your build on schedule.

    2. Assemble the pre-fabricated building components.

    3. Rapidly dry-in your home.

    4. Let the integrated trades get to work, which is something unique to 1000 West Homes that we’ll cover at our first consultation.

    5. Finish your home, inside and out.

Phase 5

  • Congratulations! You’ve just finished building your dream home! It’s time to move in, crack the champagne, arrange (and rearrange) your furniture, sit back, and breathe in that new house smell while feeling the satisfaction of living in a beautiful, healthy home that will last generations.
